Embarking on your property journey with me as your Buyers Agent means entering a realm of simplicity and unwavering dedication. My exclusive "Complete Buying Service" takes center stage, providing a streamlined and personalised approach from our initial meeting to the triumphant moment you hold the front door key.

 

I believe in equal commitment to all property types—your primary residence, investment properties, or commercial ventures. My fee structure remains consistent across the board, providing transparency and assurance.

 

Our partnership begins with a "Let's Meet" session, solidifying our commitment through a clear Buyers Agent Agreement and Fee Schedule that spans 6 months. The non-refundable retainer at $3000 plus GST,showcasing our shared dedication to your goals.

In terms of fees, if i have successfully purchased a property for you, I charge 1.35% of the purchase price plus GST, paid upon unconditional exchange, This fee is inclusive of the retainer already paid with no other hidden costs. If you would like to use my other services, Auction bidding or Negotiation only, we can discuss those. Either way my commitment is to make your property journey seamless and successful.

Rest assured, our commitment knows no bounds. If, within the 6-month timeframe, I can't secure a property that aligns with your brief, we part ways amicably. Choosing me as your Buyers Agent is not just a decision; it's a no-brainer—a steadfast commitment to transforming your property dreams into a tangible reality.

As your Buyers Agent I'm only interested in success & this is how I roll!

 

1. Introduction Call of 15 minutes to assess compatibility and commitment level, if aligned, you will receive a detailed form to fill out before our "LETS CONNECT" meeting

 

2. Let's make a connection, either face-to-face or through a Zoom call, to dive into your property requirements. Together, we'll craft a GRAND plan that also encompasses crucial aspects like budget, pre-approved funds, and the selection of essential partners such as a mortgage broker, conveyancer, and solicitor. As we embark on this journey, a retainer fee, detailed below, is collected, and we formalise our partnership by signing a contract, officially appointing me as your Buyers Agent.

 

3. Discovery: I will be diving deep into our resources, tapping into an extensive network of off-market and pre-market properties to uncover the gem that perfectly fits your brief. Throughout this exploration, you'll receive regular updates, keeping you informed every step of the way. As I exhaust my network, I will present you with a carefully curated shortlist of properties, tailored to meet your unique requirements. It's a voyage characterised by thorough research and precise selection, guaranteeing I discover the ideal property for you.

 

4. Inspection, I will arrange private viewings for pre & off-market properties & I will offer remote  viewing options for interstate and overseas clients as required.

 

5. Due Diligence, I will organise building & pest inspections for the selected property & engage my inner circle of professionals for detailed quotes, I will also scrutinise local councils  and authorities for possible issues like building approvals & infrastructure planing that will directly effect your future property.

 

6. Liaising with Professionals, I will ensure seamless coordination with agents, solicitors, mortgage brokers, and conveyancers. As your Buyers Agent I will act as the operations manager for efficient collaboration.

 

7. Negotiations: Once you're content with the price, I, as your Buyers Agent, step forward to craft a compelling offer for the agent, be it for an on-market, pre-market, or off-market property. In certain situations, we might even opt for an early offer in the case of an auction property. If the initial offer isn't accepted, we have two choices: gracefully stepping away or moving forward to the auction stage. In either scenario, my negotiation skills come into play, aiming to secure the property at the most favorable price and under advantageous terms.

 

8. Auction Bidding: In this phase, I, as your Buyers Agent, will assume control as your designated bidder in the auction process.

 

9. Post Exchange Care: My commitment doesn't end with the exchange. I'll be by your side, guiding you through the Settlement Period to ensure all contractual obligations are met. This phase includes a meticulous inspection of the property, addressing any issues that may arise before you officially take ownership. Your peace of mind is our priority, and I will navigate this post-exchange process with attention to detail and thorough care.
